15 yr fixed mortgage..4.78% (today at my bank)

I joked with the branch manager about how low it was, and she said.. "It's low, but you'd be surprised how FEW qualify".. the 30 yr fixed was 5.28.

Then she asked if I would be interested in re-financing:)

1. That's only logical. Now that they've bled the working class dry

and sucked up their assets for pennies on the dollar (while getting sackfuls of 'dadmoney' from the government). Now the vultures and ghouls get to feast on the wreckage of our lives and get great interest rates and service with a smile.

2. They never tell you what the "closing costs" are (4 pts at my bank + $2500 in fees). Jeezus.

3. my ARM went from 5.5 to 3.4

the change can never go more than 2% each year. this change puts our payment under 300 a month. we could`t rent a two room apartment for 300.
