Just got some weird crap from FEMA

Just got some weird crap from FEMA
Trying to scare me into thinking I need to get flood insurance. If it floods at my house, about 80% of Austin would be underwater. The nearest runoff dry creek is about a mile from my house.

But the world is changing, flood plains are changing. You might want to look into it further.

I've seen some places flood that no one believed could, about fifteen years ago. Depends on where you are.

We're on a rise at least 30 feet above the surrounding streets and they all slope down from my block

7. Well, you've seen a few rounds of floods then.
Who knows, I've seen designated flood plains that weren't likely to flood. They get designated that way because of a formula involving proximity to a water source, elevation, and historical data, and probably other stuff. Then again, since Katrina flooded homes that had never even had mud puddles before, I'm less skeptical. I saw homes 30 feet above water and miles from the creeks and bayous flood.

And 30 feet isn't that high in a Central Texas flash flood. Go look at the flood marks downtown, on the hike and bike bridge or at the Iron Works Barbeque (or whatever it's called). Heck, you remember when Lake Travis was almost over the dam, and houses way up the cliffs were under water. A lot of time flooding is a question of drainage, not elevation.

Is your lender requiring it? Are you in a certified flood plain?

No flood plain here. The deal at Lake Travis was the top of the spillway is at 714 feet. The people that were flooded built below the spillway level. If I lived behind a dam I would NEVER think of building below the level of the dam-no matter how close to the water I wanted to be. Even during the infamous Memorial Day flood, my neighbors say the water running down the street here never got more than halfway up to the curb.

11. Some of Texas is at sea level and there is a peak at 8,749 feet.

but don't automatically believe you need it because FEMA has told you so, we all saw how they can botch things up. My girlfriends parents pay for flood insurance and i live closer to the ocean than they do. I am 13 feet above sea level here in florida, but there isnt a good reason to get flood insurance as they county i live in build a land wall that would stop 99% of surges. if im getting flooded out 13 ft above sea level and 8 miles inland, Florida is falling off into the ocean.

6. If you're not in a flood zone the insurance is fairly cheap...
If there is any chance at all that you might get flooded, get the insurance. When I lived in Tampa, my house was flooded twice in 36 years. The flood insurance I had really helped. It's amazing how much damage a mere two inches of water can do to a house.

I saw water surging a foot or more out of the toilet four years ago. Has to do with screwy storm drains. Man made flooding, anyone?
