did mercury turn retrograde again?
Seriously, after 5 days of pulling teeth, the realtor *finally* put my listing up on their site. It still doesn't come up on realtor.com.

Worse --- there's wrong information throughout. I have oil heat, the direct vent gas is only backup. And the water heater is gas, not electric. We had a whole freakin conversation about the brand new GAS water heater. And I told them THE ELECTRIC DOOR OPENER DIED THIS WINTER -- so why would they advertise it?!?!

And a whole 1-freakin sentence description of the house. No mention of wide pine, hardwood or new berber. No mention of orchard, raspberries, strawberries, perennials or herbs. No mention of "well maintained" with new hot water heater, new well pump, circuit breakers/updated elec (a biggie here in Maine), nothing.

And instead of the 25 promised pictures, only 2 rooms, one stall front (not the most attractive feature of the barn) and one of my horses grazing. No upstairs, the family room, not to mention the beeeeooootiful sunroom. None of the barn from the outside, where it looks most attractive for animal people.

I am not pleased. They have an email detailing my disappointment and unhappiness. A house on the market is only a virgin once. They'd better not mess up her debut. :(

1. It's just getting back to the point where it started the retrograde...
so we're almost totally out of the retrograde period. (Tomorrow on the 14th, I think.) Maybe this particular point is a sensitive time also; I don't know. I do know that the point where it goes from "moving" retrograde to direct again is a very sensitive time where things could happen.

I'm sorry that things are not going smoothly. :(

2. Is any of that detailed in your contract?
I would be blowing smoke! Mercury will be leaving the shadow tomorrow. But that's no excuse!

4. all of the property details are in writing
in the seller's disclosure as far as the oil heat, the propane backup, the cb, new hot water heater, new well pump, new roof on garage, etc. She was out here twice -- the first time with her partner and the 2nd time with her camera. She is the one who told me there would be up to 25 pictures. She asked me for copies of specific pix that I already have and I spent an hour or so scanning and emailing them. She is also the one who told me that their site (coldwell banker) has a section for the sellers to put in a blurb, which I also sent her last week.

5. the office is closed
so she can't do it today.

I've sent her (and her partner) an email. I will call Monday. It will be fixed Monday -- or I'll show up at her office, ask to see the contract and tear it up.

6. wow- a real estate office closed on Saturday?
You know things are really bad economically when
you can't get a realtor on a Saturday.

Hope things get better soon.

8. Jupiter is starting to go retro
But I can't imagine that would affect your real estate listing.
I also can't believe that you couldn't get a hold of a realtor on a Saturday. My, my. How things have changed.

9. It's been a rough ride, lately.
I have been going through lots of crap lately, like many others here. One of the things I've been stressing about is either buying a house or finding another rental. I don't want to stay in this place for many reasons I shall not elaborate upon. I've been looking for weeks, without much luck. You can't believe how hard it is for the non-dynamic person to find an apartment in the Greater Seattle area. Finding a house is going to take months for someone with my income. Needless to say, when I found out today how much my rather shady landlords will be charging me for month-to-month, I became so angry I found a place I absolutely love within 20 minutes, LOL. The bad news is, it is 17 days before the end of the month (you must put in 20 days notice in the state of Washington), so my current landlords will be charvging me my usual rent pluse $170 more for July, when I'll be out of here by June 27th. Nice. I'm so happy about my new place, I don't care, and now I'm hoping that some person can move in here on July 1st (my b-day) and get a free month's rent. This is just one of the reasons this has been a freakin' hellacious four weeks. The main reason is my mom's cancer has come back and she's being pig-headed about getting the proper treatment. Oy vey!

10. Sorry about your mom...

My house-sale nightmare continues. Last Monday they fixed their online listing of my house.

I wrote immediately thanking them, letting them know it looks much better...and asking when it will appear on realtor.com.

Wednesday I received a package via snailmail with "Agent Synopsis" sheet, copy of contract, etc. The "Agent Synopsis" sheet is filled with errors.

Wednesday, I emailed a list of the errors and asked again when it will appear on realtor.com.

As of today, I have had no answer to either email and it *still* does not come up on realtor.com, or any of the other online listings.

Monday I will phone and start pressing. Until now, I've been sticking to emails to keep a log.

I'm ready to file a complaint with the realty board, get myself out of this contract asap and list with someone else. This is totally ridiculous. When I listed my condo back in '03, it was on realtor.com w/in 3 days.

11. and now I am ripping
I decided to call the office, which is supposed to be open Saturday mornings. No answer.

I called the broker's cell. She's down at the cape until Tuesday. She told me to call the co-broker.

I called the co-broker. His cell is forwarded directly to voicemail. I called the home number of the listing sheet. Another mistake -- I got a strange elderly woman.

I called back the broker's cell. She turned it off.

I just pulled out my old realtor school docs. I will be calling the R.E. Commission Monday morning. :grr:

12. Oh dear!
I do not blame you! That's two wasted weekends that could have been spent showing, right? It sounds like you can do much better than that agency. Please try not to let it spoil your weekend, though. If it helps rest your mind, write everything in your journal, just to get it off your chest so you don't continue to fret.

14. Hey, NL
rather than edit: There is a realtor here, Pink Tiger, (if she's around). I remember her posting something that she's done to help houses sell. (I'm pretty sure it was PT. If it's someone else, please forgive me.) There is a religious statue you can bury on your property. Have you heard of that?

15. thanks, WS
Now that you mention it, I seem to remember something about the statue from this forum. But I don't remember who's statue it was.

I took the doggies for 2 walks and came up with a plan.

They had (verbally) agreed to run ads in a number of internet forums. I doubt now they'll do that. I think I'm going to start running them myself, with links to the listing on their realtor site. The ad copy will give their link, phone and email for contact...with an added note that if they don't answer calls or emails, to please just email me directly. That way, if they continue effing off, I'll have compiled evidence against them.

Yup, that's 2 weeks lost that I could have been showing. Although admittedly neither weekend has featured great weather. But still, to lie about being sick when at the cape, and then to not even bother answering emails is outrageous.

16. That'd be St. Joseph
Jesus' dad--er...stepdad?

From what I recall, you're supposed to bury the statue of St. Joseph upside down (?!), facing the house, in the front yard, preferably close to the "for sale" sign. Or possibly in a corner. And I think there's some prayer that goes with it, but don't quote me on that...

Still, definitely lodge a complaint and try to get out of the contract. You don't want these guys to get the commission if it sells in spite of their negligence, right? ;)

17. heh!heh! I'd bury him near the sign, except
I was so ticked off I pulled it up. It's in my garage now.

Signs don't sell real estate; they advertise the realtors. They wanna advertise on my property, they have to honor the other end of the contract.

When my property is accurately listed on realtor.com and other sites, then I'll put the sign back.

I Googled 'sell real estate saint' and this is just the first result:
http://www.luckymojo.com/saintjoseph.html

But here's one that isn't so elaborate:
http://www.fisheaters.com/stjoestatue.html

 In my post above "Realtor" should be capitalized.
