Anyone here a real estate agent?
My realtor called me last night and said she's leaving the company I listed my house with. She wants me to try to cancel my contract with them and list with her at the new company. I don't know WTF to do. My financial savvy is pretty nonexistent and I don't know the first thing about how to figure this stuff out. Offers of valium greatly appreciated.

Trying to get out of your current contract could be a little tricky. An agent isn't supposed to solicite business from people that are already under contract. The fact that she is your current agent muddies the water slightly.
Unless you feel that no one else at the current company could do a good job, I wouldn't make a switch until the current contract is up. Hopefully your house will sell regardless. Good luck.

I'd have to wonder why she is leaving the company. Was it volutary? Or was she shown the door?

7. She left voluntarily
to go to a firm that sells more high-end properties. She was my realtor when I bought my house 8 years ago when I was mid-divorce and she put up with a lot from me so I feel some loyalty to her. I guess I need to find out more particulars of how it would work. I've made so many dumb financial mistakes since my divorce that I don't really feel I can trust myself to make the best decisions. :-/

3. Depends on her managing broker, whether they will allow her to take your
contract to her new firm. It is my understanding that a listing agreement is with the real estate agency, not so much with the individual agent, unless she has her broker's license. But maybe others have ideas?

4. You are perfectly free to cancel your contract
As the seller, you can cancel at any time. The real question is, what's more important to selling your house--the prestige/exposure you get with the current company, or the expertise of your agent?

Different agencies have differences when it comes to the right to cancel.

When we put our home on the market last year, we interviewed several agents. I remember Century 21 telling us we could cancel at any time for any reason. However, with Prudential, it was not quite as easy to cancel at any time for any reason...

Just had a horrible dating experience with a realtor!
