Goodbye having dogs, Goodbye Kitchen with more than a foot of counter space. Good bye to my own laundry room. Goodbye shower that stays hot for the entire shower...:cry: Why am I not allowed to have anything?
I just realized our cushion is bye-bye. We have $100 in the bank. There is no way we'll ever have saved enough for all the fucking fees by June. We freaking suck. And I freaking HATE living here. I'm tired of doing my laundry in a communal laundry room. I'm tired of taking a shower and getting froze in the middle of it. I'm tired of having only three inches of counter space in my kitchen. I'm tired of my apartment smelling like smoke because my neighbor smokes like a freaking freight train. UGH.

4. Even with a first-time buyer's program?
I went through one sponsored by Bank of America. I got into my house with less than $1000 up front. Basically the seller refunded some of the purchase price toward closing costs. Of course it makes the house more expensive, but it's a good way to get into a house. And, because there's some little financial class I had to sit through, I don't have to pay mortgage insurance.

With my income, there should have been no way I'd have gotten into a house, but I did. It's not a palace, but it's mine (and the bank's).

35. For the record, this still requires credit approval --
so while it's definitely a useful program, someone with credit troubles might still not find the help they are looking for.

Although, there are always going to be mortgage lenders out there willing to give you money even with piss-poor credit, just might end up with a $1600 mortgage...

37. This is true.
However, I had a bankruptcy about 6 yrs prior to buying my house. My interest rate is a touch over 6%.

22. just had to chime in here
We are currently buying a house with help from the county we live in.
Community Housing is what it's called here and they are helping quite a bit.
Might want to check with your county and see if they have anything.

7. have you tried rural govt. loans yet?
In sw missouri, my wife and I qualified for one, nothing down, 30yr mortgage, interest at 5.75%...about the only thing out of pocket was...500 bucks for tests/survey....and 1000 for our first year of insurance....1500 to get into our house....

I'm sorry though, I'm probably offering empty advice....:hug:

I know you're venting right now, but when you feel ready, why not consider changing your perspective a bit, to create a different reality for yourself? Know this: You are totally deserving of all that you want, and MORE!! Don't ever doubt that. Don't give up on your dream!! Yes, you're suffering a setback right now, but the future is not determined. You can change your life by changing how you THINK.

Like attracts like. It's a Universal Law. You get back what you put out. If you keep affirming to yourself that you "can't afford the house" and "we're too poor"...guess what? That's exactly what will keep showing up in your life.

Focus on what you DO want, rather than on what you don't have, because that will only draw your energy down. Instead, feel the satisfaction and happiness of owning your own home, AS IF YOU ALREADY DO. If you continue to align yourself in every way with what you want, you'll be surprised at how the Universe will support you.

But I seem to be the only one giving around here, and I never get anything in return. If Karma is an actual thing, then I should have good karma coming out of my ass. I spend everyday doing good things for others, being kind to people whose heads I want to rip off, and not really looking for anything in return.
But now it's different. I want ONE thing in return. Every time I get excited about something, it's ripped out of my reach. It's been this way my entire life. Don't know why I thought it would change, but I thought just this once I might be able to actually have something I really really wanted. I don't think a house with a yard and a couple of dog kids is too much, but apparently I can't even have that.

20. In addition to checking out a first time
buyers program as has been suggested, if you can do that and get an easy amount to come up with to get into a house, start throwing all your pocket change in a jar and don't touch it. It adds up really fast. You may not have enough by June but it will happen. Good luck!

32. put money away every month, even if it's just a little
it does add up. Redo your budget and plan for what you will need. Just readjust your time table. We aren't rolling in dough, but we managed to buy our first house without a huge DP.

Like others have said, there are reasonable first time buyer programs out there with reasonable fees.

31. I've seen the opposite and know some landlords who
sell some of their rentals that way. It depends on the trust and honesty of the landlord and the tenant to make it work. I know a guy who promised to fix things for the landlord for reduced rent and then he fixed nothing. I have also seen where these deals went well.

We're in the process of buying a house, and I thought there was NO WAY we could, due to very mediocre credit (and an unimpressive single income), but we qualified for a zero-down, fixed-rate, decent interest mortgage, and even the pmi wasn't too bad.

Talk to a lender before you write off the possibility, entirely.

36. We're buying a house in April.
My husband went through a bankruptcy 2 years ago, but our lender found us a 1st time home buyers program - 6.5% interest rate, 3% down, and the seller is paying all the closing costs. We didn't think we could do it either until we talked to a lender.

38. Maybe you can rent a house for a while.
I rent a coouple of houses and I allow pets. There are a lot of houses sitting on the market right now. Some people
will give up and rent them by summer. Don't give up! Maybe you can do a lease option or something.

41. I'm so sorry, Duckie--I know it hurts.
A friend of mine is moving out of state, and I was interested in renting her little 750 sq ft house in the Village. It's smaller than my current apartment but has a washer and dryer, fenced yard for my dog, and is in great shape. The owner even takes care of the yard, so no yard work other than taking care of my plants and flowers. It's a great opportunity.

Yeah--even though I'm making more money than I've ever made in my life, I still can't afford it. It would take 50% of my take-home pay to rent it and pay utilities--and it's not even that freaking expensive, so no house for us.

It just makes me sad . . . .
