Just learned some interesting things about house am in...and the landord
Just met my next door neighbor. She used to live in the house am in now. She said the landlord is coming to town this weekend...she learned this from the lawn guy today.

Apparently, the landlord thinks he can just unlock the door and walk in unannounced. Did that to her last year. She was taking a shower, and he just let himself in. She heard something, went into the living room wrapped in a towel. He was in there doing something to the wall. Said he didn't think anyone was home, so he just let himself in.

She also told me that he will arrive without calling and setting up a 24-hour notice, and expects to be let in. The idiot has another thing coming if he does that to me. In fact, should I go anywhere this weekend, will be leaving a notice on my front door that he WILL NOT let himself in, and he WILL call me to set up a 24-hour notice to enter the premises.

I just wrote him a nasty 4-page letter, (albeit, a well-written formal letter after talking with an attorney), about the things that were promised to be done when I rented this place two months ago, and have yet to be done. By putting it in writing, even though some of the things are noted on the official walk-through document, the attorney said the landlord will have official notice to remedy in 30 days, or the landlord can choose to end the lease, or I have the right to vacate without owing for the remainder of the lease.

I kind of have a thing for both parties abiding by written contract, and also a thing about people taking my money and acting as if I should just roll over and take it up the ass because they own the property.

Nope...I don't roll over, and I expect the landlord to follow the law and the contract.

Hah! So take that Mr. Landlord!

Ever since I moved in here, things get moved, sometimes outright pushed off a level surface. And when I'm sitting in my rocker recliner,the chair suddenly gets pushed from behind, or I feel someone touching or stroking my hair.

is plenty ;)

..and did "see" her the other night. A white reflection played back and forth in front of the glass firescreen for about 10 seconds. It was like someone walking in front of the fireplace. Looked like someone in a nightie.

I would never dream of going to my tenant's apartment without calling her first and asking if it was OK to go over. She's been a good tenant and I don't want her to move.

4. I care. I'm sorry you're going through that crap. My husband and I are
dealing with the management from hell at our apt. complex (recently sold/new management). Now, if my damned house would only get built faster I might finally get out of this place.

Best of luck in getting the repairs completed correctly (do landlords ever do that?) and in dealing with the "walk-in" landlord. I had a maintenance man do that at our last complex. I hated that it didn't have a privacy deadbolt. Some people just don't get the concept of privacy!

Neighbor said her bath window has been broken ever since she's lived there. The landlord looked at it and said, "Seems OK to me.", and has never fixed it. The window she has doesn't lock. The asshole doesn't have the right to decide about her safety.

I can tell am in for a whole lot of BS with this guy. Already have a place to move to if he chooses to break the lease.

Have a feeling he won't like me :rofl:

Had sent my first month rent to him using Certified Return mail. He tried to blame me for him getting it late because he called it "Special Delivery", and he was out of town when it was delivered. I told him that I sent it Certified Return because 1) I don't know him, and 2) because it's my money and I don't know him.

Was I rude?

We shall see IF he does show up this weekend, as relayed by the lawn guy(neighbor says for sure he ALWYS shows up during Thanksgiving weekend because he has family here) and if he does, that he pays attention to the sign on the door :evilgrin:

It is such a pain to have to deal with landlords. I was talking on a thread last week about one of mine putting an 'anti-sodomy' ( :rofl: ) sign up in the yard across the street from where I lived.

this is funny:

Amen to that. Good for you for going on and doing something about it. Kudos for standing up for your rights.

I can't believe that you have a ghost there and you are not intimidated. I guess they are mostly not threatening but I don't know if I could deal with it. I dated a guy once who had a ghost in his house (we only went out one time) and it completely freaked me out, because he said he kept having dreams where he was really cold, like floating in ice water. To me that meant the ghost was probably around him very close while he was sleepying. Yikes, I'm freaking myself out just talking about it.

This was 9 years ago. I had already put down my deposit and drove up in the driveway with my car full of stuff and then I noticed the sign in the yard. It was in SC, and it hadn't been there the day before. I am femme and the only reason they did that is because I wasn't married, I know there is no way he clocked me any other way. I got called an 'old maid' down there all the freaking time. It was unreal. Well, I might have had a rainbow sticker on my car or something like that.

Have dealed with this all my life.

First time was right after my grandfather died in 1958. (I was named for him). He woke me up by shaking me. I saw him floating kind of above my bed. I turned over and hid my head under the covers, then turned back over to look again. He was still there...smiling. I was four.

Took my stuffed dog and slept in the bathroom where the nightlight was. I was kind of freaked out. :rofl:

13. A girl I worked with also had a visit from a grandparent.
she said that she was sleeping and the cover were down around her waist and all of a sudden something lifted them up and tucked them in around her so she wouldn't be cold. It was so sweet. Just amazing, really. I feel sorry for the ghosts because most of the time they probably don't want to scare people. Sylvia Browne said on Montel when someone asked her if we should be scared of them that no we should be more scared of the person sitting next to us or the one we see walking down the street than a ghost.

I hope all works out. I know that landlords are #2 on my list of pain in the ass people to deal with, #1 being mechanics. Good luck! :loveya:

I think this ghost just wants to still have control over her house.

Years ago when my (ex)husband's grandmother died, she came to our house in the form of a sparkley light cloud that came down (through?) the ceiling. I was home alone at the time, and nursing our 7-month old son. I held him up so she could see him. The sparkley cloud hovered above us, then went disappeared through the ceiling.

Right after that the phone rang. It was my MIL calling to tell me that Va had just passed on. Va was 99.

( except in extreme emergencies) violates it.

11. I think my dog won't let him in if I'm not here
and am putting postal tape on inside if door/door jamb, along with a posted note on my door if am gone any time this weekend.

He will abide by the written contract. Hah!

15. unacceptable & illegal, we just went through a song & dance with...
the manager of the building we're in, hubby posted a notice well in advance regarding FedEx & UPS deliveries cause she was just letting herself in...but then she started to comment on things that were in our room!!! we didn't mind so much if she was just opening the door for the delivery guy, but then it got weird...so hubby set her up

changed the upper dead bolt & didn't tell her which you are allowed to do in cali if you have cause, then one day after work we found the lower one locked cause she likely realized she couldn't get through, got flustered, couldn't remember which one was unlocked to begin with, and locked the lower one just to be sure = busted, not good for her either

the property owner now mentions in response to our bringing this up to him (he's a nice guy very reasonable) that he has a stack of complaints regarding these kinds of things against her, and please wishes that we deescalate cause he knows she is unable to do so

so i hear'ya, Hon...long story short? we have rights too :hi:

Have read the California Landlord Tenant Law, and I DO know the idiot cannot just come in when he wishes or jsut show up and expect to be let in. :hi:

Tenant's death

If the previous tenant died in a rental property, am I (landlord) required by law to disclose the death to the future tenants who want to rent that property?

Landlords' Attorney McKinley: Yes. Under California law, if a tenant dies in the rental property, you should disclose that fact of the death, and the manner of death to any prospective renter or purchaser for three years, from the date of the tenant's death. The exception that proves the rule is that if the former tenant died of AIDS or any HIV-related illness, or even was HIV positive, you may not disclose that detail to any prospective renter or buyer.

Tenants' Attorney Kellman: Yes and no. The law does not specifically demand that you disclose the manner of death within three years of the death but on the other hand, it will not protect you from a lawsuit if you do not make the disclosure to a new tenant.

James is right about the advice to make the disclosure if you want to be shielded from a lawsuit. If you fail to disclose it, a tenant may sue you for concealing a material fact. Of course, the tenant would have to prove they were damaged by your failure to tell them of this death.

She was 91.

23. In the last apartment I lived in...
right before I moved out, I had been away for the weekend. I had an apartment on the back of their house, but I had a seperate entrance. I came back and my landlord had been burning incense IN MY BEDROOM. With their own incense burner. To make it even better, I was missing a very substantial amount of a valuable Humbolt County crop and a pretty wooden tobacco pipe.

They denied the whole thing, right down to saying the incense burner was mine.

Been there. Done that. The unlawful entries STOPPED. (well it probably helped that my gentleman friend at the time mentioned to the trespassing, lingerie fondling freak that he gave me a gun and taught me to use it ;) )

I like the idea of the baking soda! If anything, it will show the doggie prints of being at the door that would indicate if someone had been here. Seneca is a door minder, and makes a helluva loud bark-up for anyone coming near the door.

(Not to worry for those coming to visit. If I open the door, she's ready to meet and be friendly :) )

I seemed to have a black teddy that came and went on its own. That was when my gentleman friend made the gift of a firearm and lessons

The baking soda was GREAT fun. The weather stripping on my door tended to rake the carpet. No WAY could the bastard open the door without outting himself. Pretty funny day it was.

pick up the phone and call 911. Press charges. I guarantee he won't do it again.

I live in Washington state, which has one of the most stringent set of landlord/tenant laws in the country. When I was still single and living in apartments, I could quote from it. We had the same problem, except it was the landlord's twentysomething son letting himself in and out of our apartment as he pleased and uninvited.

My roommate and I moved out less than a week after he was notified by letter; we recovered all deposits and were awarded treble damages as well.

caling 911 is a must. I have never met the guy. Rented this place through a management company. I won't heitiate to exercise my rights. The Landlord-Tenant laws here in CA are also very stict and written very clearly.

I really feel sorry for people who have bad landlords. My landlord is heaven sent. He promptly fixes things that need fixing, he's friendly, he doesn't charge too much (he could charge me wayyyy more if he wanted), and he remembers whats going on in my life when I tell him about something. Always asks me how school is. He even gave me and my gf chocolates for christmas!

It doesn't hurt that I'm the perfect tenant. I've saved him a couple bucks here and there fixing easy things and changing lights when they go out in the building (he reimburses me for the bulbs). I also planted flowers out front to make the apartment look nice...he was going to give me some money for doing it, but I refused.

I really fear moving out of here to somewhere else when I'm done school!

35. Have had a couple of landlords in the past that were really great
But the worst always seem to be when I rent through a property managemnet company. And for this particular porperty, the company does the initial renting, and then everything else is referred to the owner, including payment. According to my neighbor, the guy doesn't like to respond the rights and needs of the renter.

Guess he'll have to rethink that attitude with me :evilgrin:

Hardee har har. (Like you fish smacker!) I feel for you. I used to live in rent controlled duplex and he was always trying to find ways around the law to make me pay more. He tried 3 times to evict me and was surpised that I got a lawyer to defend me the last time. As if I was going to roll over. He didn't want me to have a roomate and said if I did anything like painting or fixing the place it'd be grounds for eviction. He refused to fix up the place and when he sold the place and my husband and I worked out a deal with his lawyer to get $$ to move. Before that though he had to tent the place for terimites and he wouldn't pay us (by law) to stay in a hotel. I called the rent control board and he forked over $100!! Ha, ha!

She rented the place with a working sprinkler system. About 6 months ago it broke. Landlord refuses to fix it, and she just goes ahead and waters with a hose sprinkler.

And, knowing he is coming into town, she has HIRED someone to paint the living room. I asked if these were white walls. She said there are, but they look kind of dingy, and she's afraid he will have a fit over it, so she's having them repainted white. I told her he has no recourse about paint that goes dingy. It's considered normal wear and tear, and unless the walls have either been painted a color not allowed (no colored painting allowed in these houses), or if there are out and out huge holes/gashes in the wall, she is not responsible. She was completely unaware of her rights in this, but said she's afraid being kicked out by him if he gets mad.

Sheesh!

44. Sad yes.
By the way, we had a ghost too. A kid one playing pranks like water cutting on, things falling off friges that were in the middle and not near the edge plus more stuff but never scary, cold, foot sounds, or voices. Old place built after WWII so maybe it was just old and creaky.

If he came in. By law it may be his property, but he would still be tresspassing.
