is if you were a boarder renting a room and had dining room priviledges.

If it's a regular apartment with your own space and entry way, no.

edit: I'd say that this person has definite ideas about who they want to rent to.

I had a friend whose landlady had a deal like that. No overnight guests, particularly men. The rent was really cheap and she had gotten out of a long-term relationship and wanted some alone time anyway, so she went for it. Her brother stayed at her place during a snowstorm so he woudn't have to drive home in the snow and her landlady kicked her out. She said she assumed the landlady didn't want her having sex there and that the brother would be OK. She didn't believe the brother was a brother, even after checking their drivers licenses (same last name and not a common one). She was pretty psycho overall.

Anyway - it's none of the landlord's damn business.

impossible to find an apartment in. In part...

"Suitable for one quiet nonsmoking, nonpartying person without indoor pets and overnight guests."

On a large multimillion dollar estate. "Bachelor's apartment"

The non-indoor pet thing..."Yes, I have a Wolf, he sleeps outside, he never come in". Is it me?

A person shouldn't dictate their "morals" (if that is what they mean by overnight guests) to another. As long as you pay your rent and take care of the apartment--that should be their only concern.
