There was a sprinkler drain down last night to refit some of the pipes on the 22nd floor.
The water in the pipes tends to build up a gassy odor as it sits there over time. When they release this water (as they did last night) it smells like a gas leak.
Our engineer is on his way up there right now, but I also called one of the contractors who is working on the 22nd floor right now. He confirmed that yes, there is a strong gas smell present and that the smell is in fact the result of the drain-down from last night.
I suspect when the engineer arrives he will open the air intake and begin pumping out the air and taking in new outside air to dissipate the odor.
I apologize that no one noticed this last night and rectified it before this morning.

10. Could be sewer gas and guess what, it's very flammable

I have no idea the connection to the sprinkler drain, but I do know that we had a fire in our building because of sewer gas in the ladies that caught fire when someone smoked a cig on the can.
They propped the potty room door open to air it out.
